As this site is over 1000m2 you’d have to assume the agent knows it can be subdivided, however, he makes no mention of it. Maybe it is
because the house is quite reasonable. That aside, not only can it be subdivided, but it can be subdivided into three lots! He probably
doesn’t know about this option because if he did he should be shouting it from the rooftops! Please don’t let the secret out. The
expectations are $1m+, and they get this, quite easily, in fact possibly up to $1.1m. We want to come in quick with a strong $1.05m offer.
This site has an LR zone, an advantageous 25m frontage (subject to survey), the combo of which allows us to achieve 3 x 337m2 lots with 8.3m
frontage (on average and subject to survey), which in turn may allow for some lowset rooming houses, at least on two of the proposed lots.
The third lot contains a protected tree so we’ll need to be three storeys on this one. Numbers are humming at $230k equity gain for the 3
